Why we started this
Stroer Property Group was founded by Stephen Stroer after he kept seeing the same pattern in property records: homeowners going through the hardest stretch of their lives — a foreclosure filing, a family member's estate, a divorce, a tax problem that snowballed — making enormous financial decisions with almost no good information, and often no one to talk to except people trying to lowball them.
The people who reach out to us aren't "distressed sellers." They're a widow settling her husband's estate from two states away. A dad who fell behind after a layoff and doesn't realize how much equity he still has. Siblings trying to fairly split an inherited house none of them can live in. What they have in common isn't distress — it's a decision they never planned to make, on a timeline they didn't choose, in a process most people only ever go through once.
That last part is why this company exists in the form it does: we go through these processes constantly, in specific counties, so that when you're facing one for the first time, someone on our end has already seen it play out dozens of times.
How we build local expertise
Being useful in these situations isn't about a script — it's about knowing the process cold, at the county level, where it actually matters:
- We track how local courts actually move. Hillsborough County foreclosure filings, Pinellas County probate proceedings, Georgia's non-judicial timelines — the statute is the starting point; how a specific court and clerk actually handle a case is what determines your real timeline.
- We start with a conversation, grounded in specifics. What's been filed, what your county's process looks like, what your realistic timeline is. Sometimes the honest answer is "you have more time than you think" or "don't sell." When it is, we say so.
- If listing on the open market is your best path, we connect you with a licensed local real estate agent we've vetted in your area — someone who knows your county and has handled your kind of situation before.
- If speed, condition, or privacy matter more than top dollar, a direct sale to a vetted local investor buyer may fit better — no listing, no showings, and a timeline you control. We're upfront about the trade-off: convenience usually means a lower price than a full market listing, and you deserve to see both numbers before deciding.
- Either way, we coordinate the process end to end — the valuation, the paperwork, the people who need to be involved — because that coordination is where our experience actually earns its keep.

Stephen is a licensed REALTOR®, and every agent who joins our network is too. We're a local team of licensed agents, plus vetted investor buyers, that helps you understand your options and connects you with the right fit for your situation. Where we are
Today we work with homeowners across Tampa Bay — Tampa in Hillsborough County and St. Petersburg in Pinellas County — where we've built our deepest local knowledge. We're actively expanding into Metro Atlanta: Cobb, Fulton, Forsyth, DeKalb, Cherokee, and Gwinnett counties, with our team based right in DeKalb County as we build out local coverage across the metro.
